General Definition and Conditions of Work

Performs difficult professional work in the planning, organizing and coordinating of commercial construction projects; does related work as required. Work is performed under the general supervision of the Director of Operations.

This is light work requiring the exertion of up to 20 pounds of force occasionally, up to 10 pounds of force frequently, and a negligible amount of force constantly to move objects; work requires climbing, balancing, stooping, reaching, standing, walking, lifting, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for preparing and analyzing written or computer data, operation of machines, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside environmental conditions.

Essential Functions / Typical Tasks
  • Develops and updates construction project schedules;
  • Coordinates issuance of contracts and purchase orders with Contracts Administration Team;
  • Initiates and coordinates submittal schedule;
  • Confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority;
  • Monitors and updates job cost reports on a regular basis;
  • Reviews status reports prepared by project personnel and modifies schedules or plans as required;
  • Prepares project reports for management, client, or others;
  • Schedules and conducts project meetings with subcontractors, owner's representatives and Nielsen staff;
  • Issues and tracks requests for information and change orders;
  • Develops estimates and issues change orders as needed;
  • Inspects work in progress at the project site;
  • Monitors and ensures quality control and coordinates activities of project personnel to ensure project progresses on schedule within prescribed budget;
  • Approves payment of invoices;
  • In conjunction with Assistant Project Manager (when available) and Safety Director, monitors project safety;
  • Assists estimating with the development of bids and project estimates;
  • Coordinates project staffing with Superintendent;
  • Attends various meetings with architects, owners and other key personnel;
  • Oversees work of Assistant Project Manager;
  • Performs related tasks as required.
Knowledge, Skills and Abilities

Thorough knowledge of all phases of commercial construction projects; ability to establish and maintain effective working relationships with owners, subcontractors, architects and other key personnel; ability to write clear and concise correspondence and reports; ability to plan and supervise the work of professional and technical personnel; ability to communicate effectively orally and in writing.

Education and Experience

Any combination of education and experience equivalent to graduation from an accredited college or university with major course work in architecture, engineering, planning or related and considerable experience in commercial construction project management.

General Definition and Conditions of Work

Performs difficult skilled and supervisory work in the planning, overseeing and directing a major construction project; does related work as required. Work is performed under general supervision from Project Manager. Supervision is exercised over field personnel.

This is medium work requiring the exertion of 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects; work requires climbing, stooping, reaching, standing, walking, pushing, pulling, lifting, and grasping; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts at or within arms length, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, and atmospheric conditions.

Essential Functions / Typical Tasks
  • Supervises and coordinates the activities of workers and work crews;
  • Reads specification sheets, drawings, sketches or prints for information related to assigned work;
  • Attends job site meetings with owner representatives, project manager and subcontractors;
  • Coordinates work and deliveries by subcontractors and suppliers;
  • Maintains and monitors project schedule and cost reports;
  • Inspects work preparations, work in progress, and completed work for quality and safety;
  • Resolves problems which arise in the course of work in progress;
  • Records required data such as time spent, workers present and materials used;
  • Develops work schedules, assigns crews and equipment;
  • Ensures that proper and adequate equipment, supplies and staff are available to complete work in a timely manner;
  • Trains new employees; prepares and maintains records; evaluates work of employees;
  • Performs related tasks as required.
Knowledge, Skills and Abilities

Thorough knowledge of the methods, materials, tools and equipment used in building construction, maintenance and repair; thorough knowledge of hazards and safety precautions associated with type of work assigned; thorough knowledge of applicable codes, pertinent inspection and safety requirements; skill in the use of hand and power tools of the trade; ability to recognize and diagnose problems; ability to make time and materials estimates; ability to follow oral and written instructions; ability to plan and supervise the work of others; ability to work from sketches, blueprints and drawings; ability to maintain records.

Education and Experience

Any combination of education and experience equivalent to graduation from high school and extensive construction experience including considerable supervisory experience.

Special Requirements

Possession of an appropriate driver's license valid in the Commonwealth of Virginia.
